While many home buyers know what to look for when buying a primary residence, waterfront properties offer a different set of circumstances. Here are some factors to consider with your real estate agent:
- Home design — Is the house to enhance the setting? Do you have views of the shoreline from most of the rooms?
- Condition of the home — Will you need to remodel or tear down and start new?
- Size of the lot — How big is the lot? What is the distance from the shoreline to the edge of the property?
- Utilities — Are they available and installed on the property?
- Terrain — How flat is the property? Is it heavily wooded? Are you able to clear trees?
- Dock — Does it come with a dock? If so, what is the size, condition and accessories included (power, lifts and slips)?
- Water — How clean and clear is the water? Is the shore rocky, sandy or full of vegetation?
- Residents — How busy is the water? Are boating or water sports allowed? If so, are there time limitations?
- Access — How far is it from a major population center? Is it easy to find? Are roads paved? Does the property show up on GPS? How far are you from goods and services?
- Regulations — When can you boat on the water? Is fishing allowed? Are there fees associated with living on this body of water?
